Three Things You Can Do to Make Your Home Stand Out

Selling a home is always easier if the home looks good. Being well built, and even the classic three most important things (location, location, location) won’t do you much good if the home is unattractive and doesn’t get the interest of potentiel buyers. The esthetic aspect is always extremely important in real estate. You could compare this with the packaging of a special gift — it often happens that the cover makes as big an impression as the object itself in that it makes the first impression.

This is why most real estate agents will advise sellers to pay sufficient attention to the complete picture, both outside as well as inside. The outside is vital because that is what the buyer sees first, and as they say “There is no second chance when it comes to making a first impression.” This would determine whether they would want to look at your house at all. Hence, at least some minimal landscaping work would be greatly beneficial, as this will help you attract people driving by giving the home some curb appeal. Curb appeal refers to the appearance based on a quick look by someone looking from the street, with no more than a limited look. If you fail that step, it hardly makes a difference what your asking price is or how nice the rec room is.

Easy Landscaping Tips

For any homeowner, regardless of whether selling is on the horizon, there are always plenty of possible home improvement jobs that can be done. If you are getting ready to sell, though, you would have to do something inexpensive, but which is quick and substantial.

Top level landscaping. Besides just a regular trim of the lawn, create a different look with flowering plants of the season. Make a border all around making the lawn into an eye-catching rectangle of flowers. Flowers always make a good impression. If it is too much trouble to plant flowers, you could just add potted plants in a similar manner. If they are just set on the ground and not planted they give a nice look but are not a part of the property and you would be able to take them with you after the sale if you want to.

A good fence can do more than guide traffic. You would be surprised how much the fencing can add to the looks of the outside of a home. In neighborhoods where high privacy fences are the norm (more often in the back), they are often taken for granted and gradually turn into silent eyesores. Improving them by fixing up old sections or camouflaging them by using greenery is a good use of your budget. In places where a decorative fence is appropriate for appearance, the same thing applies and it is more feasible to use nice looking materials such as an unobtrusive low garden fence, rails, or stonework. You could get synthetic materials which cost less but are no less impressive looking to highlight the yard. You will need to decide what kind of fence — what materials and height — would look most attractive, but in general lower is better. Another way of getting a nice fenced look is with hedges, though this takes either time, if you buy small plants, or more expense if you start with mature ones.

Start with a neat appearance. If you could not do anything else for whatever reason, you could simply clean up the yards. You would need to pay careful attention to the driveway, gutters, and downspouts. Just being neat and tidy — or more correctly the absence of it — has a large effect on the perceived value to a buyer.

Going a little beyond these suggestions, you could clean the siding and outside woodwork, fix any problems with the windows, adjust and polish the doorknobs, among other things. Everything should look as near new as you can make it. This will not only increase the sale value of your property, but also help it to sell fast.
